• How many units will be available?

This community features 98 units in total.  We offer luxurious alcove studios, one-bedroom and two-bedroom apartment homes.

• What are included and nearby amenities?

Topiary Park Crossing is situated in a walkable neighborhood, close to some of the best assets Downtown, including Topiary Park, the Columbus Main Library, CCAD, the Columbus Museum of Art, Columbus State Community College and Grant Medical Center.

On site amenities include:

  • An outdoor Terrace complete with lounge furniture, BBQ grills, Pizza Oven, an area for communal television, and landscaping and aesthetics designed to foster community.  We even provide the outdoor party games for you!
  • A 24/7 Fitness Center on the first floor, featuring top-of-the-line Echelon smart equipment including bikes, treadmills, and mirror.  Your free Echelon Account allows you to create customized work out plans, track and monitor your fitness goals, and join Live Virtual Workout Boot Camps lead by Echelon fitness trainers. 
  • A premier Club Room, where programs and activities will be held for residents. This area will also be made available for rental by residents for private events.
  • A library-themed Lounge on the fifth floor, complete with unparalleled views of Topiary Park, and space to be used as a common area or workroom.
  • Phone rooms on every floor embellished with unique decor.  Residents can take conference or zoom calls outside of their apartment with comfort and flare.  All phone rooms are equipped with wifi and ethernet connection capability for maximized connectivity.

  • Secured Package Room with Luxer Lockers that are free for everyone to use!

  • Butterfly controlled access throughout the building, including your unit.  We are almost a complete keyless property.  Just use your mobile phone app or key fob to navigate throughout our community.  

• Is parking available onsite?

A limited amount of premium garage and surface lot parking will be available.  There is public street parking on Town & Washington St..  Please note on-site parking will be available on a first-come, first-served basis. 

• How do I know if I’m eligible to be a resident at Topiary Park Crossing? Is there an application?

We serve residents with annual household incomes starting at $34,750 to $76,450 for 1 adult occupant households and $39,000 to $87,340 for 2 adult occupant households.  If you have 3 or more adults occupants please contact the leasing office at 614-524-0000 to obtain our income range. 

In addition to income qualifications, prospective residents will be evaluated based on credit, criminal background, housing and employment history. For more information, fill out an application here.

*Please note - $34,750 is 60% of AMI for 2023.  When selecting a unit be sure to view the unit amenity description to view that unit's specific income and occupant range that is accepted.

• What is Area Median Income (AMI)?

Area Median Income (AMI), means half the households in the City earn more than the median and half earn less than the median. In Columbus, 2022 AMI was $69,500. The aspirational goal for the City of Columbus is that no household is spending no more than 30% of their income on housing and the rent structure at Topiary Park Crossing reflects this.  

• How will income be determined for tenants?

When filling out the application, each tenant must provide proof of income in the form of the two most recent paystubs or three most recent bank statements.

• What happens if my income changes?

While the intention is that this housing opportunity serves as a bridge for residents to achieve greater economic potential, no tenant will be removed solely because their income increases and will not be asked to prove income after they become a resident of Topiary Park Crossing unless they choose to change units.

• Is there a waiting list?

Units are available on a first-come first-served basis to eligible residents.  Please fill out an application or email [email protected] to get the process started.  We will accept and hold waitlist applications on file for 6 months.  

• When can I move in?

We are currently holding units with eligible applications for 90 days from the date of your application.  

• Who are the project partners?

Committed to making Downtown Columbus more accessible to everyone, the City of Columbus and the Columbus Downtown Development Corporation are partnering on the Topiary Park Crossing workforce housing project in an effort to support the expansion of Columbus’ housing supply and continue to make Downtown Columbus accessible to more members of our community.

• Are there units identified as “workforce” units and “market units”?

Residents at all income levels will have access to the same top-quality units and carefully curated building amenities including fitness center, exterior amenity deck, premium parking, and library-themed common areas.
